Fall River Estates General Info

       Fall River Estates is located in Southwest Nampa with entrances off Iowa and Lake Lowell Ave between Midland and Middleton Road.  We had 5 homes in the 2004 Canyon County Parade of Homes,  four homes in the 2005 Canyon County Parade of Homes, 3 homes in the 2006 Canyon County Parade of Homes and 3 homes in the 2007 Canyon County Parade of Homes.  Home prices are ranging from just under $200,000 to the mid $300,000s
      
The six phases of Fall River Estates consist of a total of 293 home sites.  Average lot size in the community exceeds a quarter acre with the minimum lot being 7,365 sq. ft.  The community has a country feel with extensive landscaping used throughout.  There is a meandering sidewalk along Iowa and Lake Lowell, an entrance boulevard, central common areas, connecting walkways and a pathway/park along the Orr Drain.  Fall River Business Park is being developed adjacent to the residential on the corner of Lake Lowell Ave and Middleton road consists of over 15 acres zoned community business.

* BLACK,  BROWN OR GRAY ARCHITECTURAL GRADE SHINGLES REQUIRED
* STONE, STUCCO OR BRICK ON APPROXIMATELY 25% OF FRONT ELEVATION AND SHALL BE WRAPPED AROUND THE CORNERS AT LEAST ONE FOOT, SUBJECT TO ARCHITECTURAL REVIEW
* MINIMUM HOME SIZE OF 1,600 SQ. FT.
* DUSK TO DAWN  LIGHT  SHALL BE INSTALLED IN THE FRONT YARD OF EACH HOME AS PER CC&RS

ARCHITECTURAL COMMITTEE

* ONE SET OF PLANS MUST BE SUBMITTED TO COMMITTEE FOR APPROVAL BEFORE CONSTRUCTION IS STARTED.  ARCHITECTURAL REVIEW IS REQUIRED ON EXTERIOR DESIGN AND PLACEMENT, COLORS, FENCING & LANDSCAPING.

HOMEOWNER DUES

* $200 ONE TIME SETUP FEE PAID AT CLOSE OF LOT
* $365 ANNUAL FEE
